The Avenues

One of Chico’s most popular locations is “The Avenues”, where the highest concentration of California Bungalows and Chico Charmers are located. This area roughly runs from downtown north to 11th Ave to both the East and West sides of the Esplanade.

The most coveted Avenues homes for sale are closest to 1st Ave and the Esplanade, due to this neighborhood’s charming balance between picturesque older homes and small shops, and short distance to Chico State University, downtown, Bidwell Park, and other local attractions. This neighborhood was once home to several orchards, and the local landscape is still dotted with patches of almond trees. Also, as it has been added to the city sewer system in recent years, the city has been updating and improving sewer and drainage systems house-by-house.
